Zoning Board of Appeals Hearing Notice: July 13, 2026

ZONING BOARD OF APPEALS HEARING: NOTICE IS HEREBY GIVEN that the Zoning Board of Appeals of the Town of Clay, New York on July 13, 2026, will hold a pre-agenda meeting at 5:30 P.M. in the Jury Room, followed by the Regular Meeting, public hearings beginning at 6:00 P.M., at the Clay Town Hall, 4401 State Route 31, Clay, New York, on the following matters:

Case #2006 – Sarah Vartabedian, 9656 Beaver Watch Path, Tax Map ID #041.3-04-10.0.  The applicant is seeking two Area Variances pursuant to Section 230-13D(4)(c)[1] – Lot and Structure Dimensional Requirements, for a reduction in the front yard setback from 25 feet to 10 feet; and Section 230-20B(2)(b) to have a fence height of 6 feet between the street line and setback line. The property is in the One-Family Residential (R-10) Zoning District.

Case #2007 – Ulrich Sign Co. Inc., 3687 State Route 31, Tax Map ID # 020.-01-06.1.  The applicant is seeking an Area Variance pursuant to Section 230-22C(1) – Maximum square footage for a Freestanding Sign, with an increase in square footage from the maximum 32 square feet to 40.11 square feet to enlarge the face of the current sign. The property is in the Highway Commercial (HC-1) Zoning District.

Case #2008 – Finger Lakes Construction, 8247 Oswego Road, Tax Map ID # 054.-02-18.0. The applicant is seeking two Area Variances pursuant to Section 230-13D(4)(c)[1] - Lot and Structure Dimensional Requirements, for a reduction in the front yard setback from 25 feet to 2.3 feet; and Section 230-13D(4)(c)[4] for an increase in maximum height of an accessory structure from 12 feet to 18.4 feet to construct a pole barn. The property is in the One-Family Residential (R-10) Zoning District

Case#2009 – Johann Weigl, 200 Fletcher Drive, Tax Map ID #111.-08-01.0. The applicant is seeking two Area Variances pursuant to Section 230-13D(4)(c)[1] – Lot and Structure Dimensional Requirements, for a reduction in the front yard setback from 16.6 feet to 0 feet; and Section 230-20B(2)(b) to have a fence height of 6 feet between the street line and setback line. The property is in the One-Family Residential (R-10) Zoning District

PLANNING BOARD HEARINGS: NOTICE IS HEREBY GIVEN; that the Regular Meeting of the Planning Board, of the Town of Clay, will be held on July 8, 2026.  The pre-agenda meeting begins at 7:00 P.M. and public hearings start at 7:30 P.M., at the Clay Town Hall, 4401 State Route 31, Clay, New York pursuant to applicable provisions of the Town of Clay Zoning Ordinance to consider the following:

Case #2026-051 - for an AMENDED SITE PLAN application by Amazon.com Inc. to develop an accessory operations facility for drone delivery to Amazon customers in a 7.5- mile radius from the deployment site located in the distribution facility’s northern parking area. The property which is the subject of this application is 7211 Morgan Rd., Tax ID # 114.-01-02.3. The property is in the Industrial 1 (I-1) Zoning District. APPLICANT HAS REQUESTED AN ADJOURNMENT UNTIL THE JULY 22ND MEETING.

Case #2026-053 - for an AMENDED SITE PLAN application by Matthews Automotive Group to expand the building and parking area for additional showroom space, service bays and vehicle inventory. The property which is the subject of this application is 3893 State Route 31, Tax ID # 021.-01-03.2. The property is in the Highway Commercial (HC-1) Zoning District.

NOTICE IS HEREBY GIVEN that the Town Board of the Town of Clay will hold a Public Hearing on June 1, 2026, commencing at 7:35 P.M., local time, to consider the application of Town Board Case #1257: AT&T MOBILITY for a Utility Substation Special Permit pursuant to Section 230-27 I.(2)(e)[1][g] – Utility Substation; Communication towers, radio and television towers, relay stations, or transmitting or booster antennas, to allow for installation and operations of an antenna and associated equipment cabinets and generator for AT&T’s telecommunications network on property located at 7200 Henry Clay Blvd, Tax Map No. 106.-04-07.2, consisting of +/- 3.61 acres of land. The property is located in the GOV-RA-100 District. At such time all persons interested will be given an opportunity to be heard. By Resolution of the Town Board dated May 18, 2026.
